Who two-bedrooms are for
Two-bedroom apartments serve three quite different renters in Ottawa, and it shows in which ones lease fastest. Couples want a second room for an office, which matters in a city where a large share of federal and tech work is now hybrid. Sharers want two comparable bedrooms rather than one large and one small — worth checking on a floor plan, since older converted units are rarely symmetrical. Small families want proximity to a school, which pushes them toward the Glebe.
The economics usually favour sharing: across most of central Ottawa, a two-bedroom split between two people costs less each than two separate one-bedrooms in the same neighbourhood.
What to check before signing
Two things separate a good two-bedroom from an awkward one. First, whether the second bedroom has a real window and a closet — some converted heritage units have a second room that works as an office but not as a bedroom. Second, the bathroom count: a two-bedroom with one bathroom lives very differently from one with two, and both exist in our portfolio at similar rents.
Ask about the floor plan rather than relying on square footage. In older Ottawa buildings the same footprint can be laid out well or badly.
